LOCATION
The site is approached off the London Road (A233) with further access off The Flyers Way. The Flyers Way Industrial Estate comprises a number of large warehouse buildings, together with various B1 facilities. Local occupiers include Aqualisa, J&E Hall, St James’s Place Partnership and Crest Nicholson Plc. Access to the national motorway network is provided via Junctions 5 & 6 of the M25. DESCRIPTION
The site measure approximately 104’ deep by some 57’ in width and has a site area of about 0.143 acres. There is also a small teardrop shaped area of land to the north west. Planning consent was granted on 2nd August 2002 under reference SE/01/00215/FUL for “Two storey office block with basement parking area and ancillary car parking, as amended by plans received 21st May 2002”. Preliminary ground works have been undertaken in accordance with the consent.
The drawings show an office building having an approximate gross internal floor area of 6,093 sq ft, which in turn could provide somewhere in the region of 5,100 sq ft of net floor space.
There may be a possibility of “improving” the planning consent by perhaps reducing the overall floor area, in order to reduce the car parking provision, resulting in potentially a small terrace of self contained office buildings.
