DESCRIPTION
A superb opportunity to acquire a pretty character flint cottage situated on the edge of Tatsfield in a semi-rural location off an unmade road. High Trees has been considerably improved over recent years by the current owners and yet offers a potential buyer scope for further enhancement. Dating back to the early 1900’s the property provides versatile space over four levels together with grounds extending to just under 1/3 of an acre. The property has plenty of character features including an inviting lower ground floor family “snug” with an impressive wood burner. Surrounded by woodlands, this is a great prospect for those in search of a country setting.
ACCOMMODATION
Approximate room dimensions can be seen on the floor plans. However, we would summarise some of the main features as follows:
• Brick steps lead up to the front door providing access to a porch with windows either side of the door.
• The open plan living area provides bright space with timber staircase down to the lower ground floor family room and timber stairs to the first floor. The room has a lounge area with log fireplace and gas poker point, French doors to a walled courtyard terrace, and a separate dining area with window to the side.
• The lower ground floor has been extensively converted and improved to provide a cosy family room with a built-in bar area with integrated cupboards/ wine store. The centrepiece of this room is without doubt the impressive log burner.
• The kitchen is a well proportioned room with a range of fully fitted units, integrated fridge, freezer, double oven, gas (LPG) and electric hobs, double sink unit, and plumbing for dishwasher and washing machine. Large windows to two sides provide excellent natural light and outlook over the woods.
• There is a small room adjacent to the kitchen, providing access to the rear courtyard and which offers potential to be used as a utility area, or could be incorporated in to the kitchen.
• A small sitting room to the front of the property has a large bay window and could be adapted for use as an occasional bedroom or study.
• The ground floor bedroom has been fitted with corner wardrobes and has direct access into the family shower room/wc.
• The family shower room is tiled and equipped with a shower, wash hand basin with cupboard under, wc and radiator.
• The master bedroom offers well proportioned space with a generous built-in wardrobe, together with its own large en-suite bathroom with bath, wash hand basin and wc.
• The second bedroom on the first floor offers unusual space with a bespoke high level raised bed and “den”, or storage space, together with gas effect coal fire.
• Stairs lead from the first floor landing to a second floor with a fourth bedroom with an outlook over the adjoining woodland.
• Outside, the grounds and gardens lie predominantly to the south of the house, and feature a grassed banked area with mature woodland borders. An attractive walled courtyard area with flint stone work, York stone paving slabs, brick built covered BBQ area, power and water, creates the perfect setting to enjoy outdoor entertaining.
